Our Planning Services.
Planning Submission.
Once a design is agreed this will allow us to finalise all the drawings required for a formal planning submission. During this stage we will also obtain quotes for all the relevant reports that maybe required for your project.
Full & Householder Planning Applications.
These applications are the main form of planning application that people will be aware of and will give you a full planning approval whether it be for works to an existing dwelling or a new build house or development .
Pre Applications.
These can serve as an invaluable start to any project especially those that we consider to be not straight forward or questionable. This will allow us to speak or even meet a planner onsite to discuss any proposals prior to any formal Planning application being submitted. The Pre Application stage of work will highlight its strengths and increases the chances of a successful submission, saving both time and money during the building process.
Certificate of Lawfulness.
Whilst not compulsory for developments to take place, Certificates of Lawfulness provide peace of mind that any proposed or existing work is lawful. We can assist in gaining certification from local planning authorities, ensuring that the current use of a building is legal (for planning purposes).
Permission in Principle Applications.
These applications are similar to an Outline application but in most cases do not need the level of detail or reports for other applications while still giving you a planning permission. At RA design we can advise and produce these applications on your behalf.
Outline Applications.
These planning applications come in 2 forms outline with all matters reserved and outline with some matters reserved. At RA design we can advise if this type of application may suits your requirements better than a full planning application.
Discharge of Planning Conditions.
Any conditions attached to planning permission may require approval prior to commencement or occupation. Permission can be withdrawn if these conditions aren’t properly outlined and followed.
Planning Appeals.
Planning applications can be rejected for a number of reasons, the vast majority of which are easily amendable. We will guide you through the appeal process, reworking your proposal, we work with Planning Consultants on a regular basis who can assist with any Planning issues or appeals that may come about.
Prior Approves or Notifications.
For projects such as residential extensions and barn conversions, planning consent may not be required for work to take place. Instead, local authorities provide prior approval based off applications containing the details required. At RA Design we can help provide and apply for these application on your behalf.
